We work across the First Settlement with an arrival window of 15 to 25 minutes. That is not measured from the office. Technicians are spread across the areas through the day and we send the closest one. The building stock here is villas and low-rise apartment buildings, older than the Fifth Settlement stock, and that shapes what we find more than anything else does.

The visit is same-day. The window above assumes normal daytime traffic and that a technician is free nearby. It is an estimate rather than a promise: if the closest technician is already on a visit we call you with the new time before anyone sets off. If a particular hour matters to you, say so when you book and we will fix it rather than give you a range.

How the treatment works

Ant work targets the colony rather than the line you can see. The foragers on your counter are a small fraction of it, and killing them changes nothing because the queen and the brood are elsewhere. Bait is placed on the trail itself so the foragers carry it back. Expect the line to persist for several days. That is the treatment working, not failing.

Every visit begins with an inspection before anything is applied. The technician tells you which pest it is, where the focus points are and what the programme will be, and none of it starts until you have heard it. You do not need to leave the property while the work is done, because the treatment is targeted at the places the pest lives rather than sprayed across open rooms, though you will want to ventilate the treated rooms for thirty to forty-five minutes afterwards.

The guarantee, and what it does not cover

Every programme carries a 5-year written guarantee. The technician leaves a sheet with the pest, the visit date, the technician number and his signature on it, and that sheet is what a claim is checked against. It covers the same pest returning from the same source in the unit that was treated.

What it does not cover is a fresh infestation arriving from a neighbouring unit through a shared wall or a service riser. We treat your property, not the building, and where that is a real risk in the First Settlement we will say so before starting rather than after it happens.

Floor area and how far the infestation has spread are what set it, so there is no fixed figure we can give sight unseen.
