This is for properties where finding a problem is already too late: a restaurant, a clinic, a nursery. Instead of a call-out there is a fixed visit interval, the same technician, a written record per visit, and monitors that show activity before it becomes visible.

How to tell you have general pests
- A property that has had the same pest return more than once.
- A food business, clinic or nursery where a visible problem carries a cost beyond the pest itself.
- A ground-floor or garden-adjacent property under constant outside pressure.
- A building with shared risers where neighbouring units are a recurring source.
- A warehouse or site with loading bays that cannot be sealed.
Why supermarket sprays do not work
Reacting to what you can see means acting weeks after the population established. By the time cockroaches are visible in daylight or droppings appear behind a unit, the work needed is several times larger than it would have been. A schedule catches it at the monitor stage, when it is small.
What the technician actually does
- An initial survey maps the property and sets the monitor positions.
- Visits run at a fixed interval, timed around your operating hours.
- Each visit is recorded: what was checked, what was found, what was done.
- Monitors are read on every visit, so a rising trend is caught before anything is visible.
- Sealing and structural recommendations are given in writing rather than mentioned in passing.
The survey takes one to two hours. Routine visits are shorter, and the interval is set by the property rather than sold as a standard package.
The written guarantee on general pests
The 5-year written guarantee applies to the treated property, and the programme record is what a claim is checked against.
What we cannot do
A programme reduces risk; it does not remove it. A site with constant pressure from a neighbouring unit or an open loading bay will still see activity, and the honest measure of the programme is how early it is caught, not whether it happens at all.
How the price is set
Two things set it: the floor area, and how far the infestation has spread by the time we inspect. A flat with a single focus point is not the same job as a villa with activity on two floors, and the gap between them is wide.
