Rodent control starts with sealing entry points, not with killing what you can see
Killing what is already inside is the easy half and it does not last. A mouse gets through about six millimetres and a young rat through fifteen, smaller than most people picture. Unless those gaps are sealed the next one walks in the same way.

How to tell you have rodents
- Droppings in a run along a wall or behind the kitchen units, rather than scattered.
- Scratching or movement in the ceiling or a wall cavity, mostly after midnight.
- Gnaw marks on the edge of a door, a cable, or a food packet.
- A greasy dark smear along a wall at skirting height where they run the same route.
- The dog or cat fixating on one spot in the wall or under a unit.
Why supermarket sprays do not work
A trap or a bait placed in the middle of a room catches almost nothing, because rodents move along walls and under cover, not across open floor. And even a successful catch changes nothing structural: the gap that let it in is still there, and this building has more than one. Ultrasonic repellers do not pass through walls or furniture, which is exactly where the animal is.
What the technician actually does
- The technician maps the runs from the droppings and the smear marks before placing anything.
- Bait stations go against the wall run and under cover, positioned so they can be checked without moving units.
- Entry points get sealed: pipe penetrations, the gap under external doors, behind kitchen units, and where service lines enter.
- Gardens and service yards are checked for the outdoor harbourage that keeps feeding the indoor problem.
- A follow-up check confirms whether anything is still active and whether a gap was missed.
A flat takes one to two hours. A villa with a garden and a service yard takes longer, mostly because of the sealing work rather than the bait.
The written guarantee on rodents
The 5-year written guarantee covers rodents returning through an entry point we sealed. A gap we identified and you chose not to have closed is outside it, and it will be written on the sheet.
What we cannot do
Sealing works on the unit we can reach. In a building with shared risers and a common basement, pressure from outside your unit continues, and a ground-floor flat next to a garden will always need more frequent checks than a fourth-floor one.
How the price is set
Two things set it: the floor area, and how far the infestation has spread by the time we inspect. A flat with a single focus point is not the same job as a villa with activity on two floors, and the gap between them is wide.
